We work from the whole market rather than one agency's stock, verify legal status and licences before viewing, and tell you plainly when a property is priced beyond what the micro-market supports.
Purchase guidance
Offer, legal checks, notary and key transfer coordinated by our own team.
One point of contact from first offer to the notary appointment. We prepare NIE, bank account and power of attorney where useful, and attend the signing with you in Dutch, English or Spanish.
Development
Land acquisition, design direction and delivery under our own direction.
Cooiman Capital develops a small number of schemes each year. Buyers of our own projects deal with the developer directly, with staged payments held under bank guarantee.
Renovation
Structural and interior work managed on site, with fixed scope and reporting.
We appoint and supervise the architect, technical architect and builder, and report on cost and programme monthly. Most renovations run between four and nine months.
Investment advisory
Positions assessed on demand depth, yield and a defined exit.
Every recommendation is written up with resale comparables, realistic rental assumptions and the conditions under which we would advise against buying.
Aftercare
Rental, maintenance and ownership administration once the keys change hands.
Licence applications, key holding, cleaning and maintenance partners, and quarterly reporting for owners who let their property.
